Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed
Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Gelco Crown Repair: The Chesapeake Owner’s Guide
Gelco crown repair in Chesapeake typically runs $280-$550 installed, depending on whether we’re resurfacing the existing crown or pouring a new Gelco-compatible concrete cap. We stock Gelco crown repair materials on our trucks and can usually complete the job in a single visit once we’ve inspected it. Most Chesapeake homeowners discover the problem after spotting water stains on the ceiling near the fireplace or finding chunks of concrete on the roof after a hard rain.
Which Gelco Models This Applies To
Gelco crowns aren’t model-specific in the way a damper or cap might be. The crown is the concrete slab that tops your chimney, and Gelco’s system is designed to integrate with their chase covers, caps, and flue liners rather than stand alone. What matters is whether your chimney was originally built with a Gelco-specified crown or if a previous installer used Gelco-compatible materials during a prior repair.
To identify what you have, look for a Gelco stamp or label on the chase cover or cap - the crown itself rarely carries branding once it’s weathered a few Chesapeake winters. Measure the crown’s overhang past the brick edge: Gelco systems typically call for a 2-inch minimum drip edge to shed water away from the masonry. If your crown is flush with the brick or slopes toward the flue, it wasn’t done to Gelco spec and water is getting in.
We use OEM Gelco crown mix when the existing structure is sound and the homeowner wants to maintain full system compatibility. For older chimneys in neighborhoods like Great Bridge where the crown has cracked through, we pour a new crown using professional-grade Gelco-compatible concrete with a modified acrylic bonding agent. Either way, you’re getting materials rated for Virginia’s freeze-thaw cycle, not the builder-grade bag mix that fails in three years.
Signs Your Gelco Crown Repair Is Failing
- Cracks running across the crown surface. Hairline cracks are normal after the first winter, but cracks wider than a nickel let water seep into the chimney structure. In Chesapeake’s climate, that water freezes, expands, and turns a small crack into a split crown by spring.
- Concrete chunks on the roof or ground. When the crown’s top layer spalls off, it’s usually because water got underneath and pushed the surface loose during a freeze. Once spalling starts, the crown loses its protective shape and channels water straight down the flue.
- Water stains on the ceiling near the fireplace. This means water has already gotten past the crown, through the chimney structure, and into your home. The crown is the chimney’s umbrella; when it fails, everything underneath gets wet.
- Rust stains on the chimney exterior. Those orange streaks are the steel flue liner or chase cover corroding from the inside out. Gelco crowns are designed to prevent exactly this by shedding water before it reaches metal components.
- The crown slopes toward the flue instead of away from it. A properly built crown has a slight dome or slope that directs water to the edges. If it’s flat or bowl-shaped, water pools and finds its way in. We see this most often on DIY repairs or cut-rate jobs in the Hickory and Greenbrier areas.
Replacement Cost & What’s Included
| Service | Price Range | What’s Included |
|---|---|---|
| Gelco crown resurfacing (minor cracks, sound base) | $280-$380 | Grind and clean existing crown, apply Gelco-compatible resurfacing compound, form new drip edge, seal |
| Partial crown rebuild (spalling, structural cracks) | $380-$480 | Remove damaged section, pour new Gelco-spec concrete, integrate with existing sound areas |
| Full crown replacement (failed crown, wrong original build) | $480-$550 | Complete removal, form and pour new crown to Gelco-compatible spec, proper slope and drip edge |
What drives the range is simple: how much of the crown is still sound, how accessible the chimney top is, and whether we find hidden water damage once we get the old material off. We quote the full price before we start - the number on the estimate is the number on the invoice. Every Gelco crown repair we do carries our 90-Day Done Right Promise in writing. If it’s not right, we come back. No paperwork to dig up, no arguing.
DIY or Call Us?
There’s one thing a homeowner can safely check: stand back from the house and look at the crown’s shape with binoculars. If it’s flat, cracked, or missing chunks, you know it needs attention. What you can’t determine from the ground is whether the flue liner underneath has been compromised by water, or whether the crown’s bond to the brick is failing where you can’t see it.
Pouring a chimney crown is not a weekend project. The concrete needs the right slump to hold a dome shape without running, the drip edge must overhang correctly, and the flue opening needs a proper expansion gap so the liner can move with temperature changes. Get any of that wrong and you’ve trapped water instead of shedding it. We’ve rebuilt plenty of DIY crowns in Chesapeake that looked fine in August and fell apart by February. If you want it done once, call us at (757) 590-6579. We’ll inspect it with our camera, show you the photos, and give you a straight answer on whether it needs a touch-up or a full rebuild.
FAQs
A properly poured Gelco-compatible crown lasts 15-25 years in Chesapeake’s climate, though the salt air in neighborhoods closer to the Elizabeth River can shorten that by a few years. The key is the slope and the drip edge - water must shed fast and land clear of the brick. Call (757) 590-6579 and we’ll assess whether your existing crown has those basics right.
Cracks under 1/8 inch with no spalling can usually be resurfaced; cracks wider than that, or any spalling, mean the crown’s internal structure is compromised and a full replacement is the only lasting fix. We won’t know which you need until we inspect it - our Level-2 camera inspection ends with photos you can see and a plain-English verdict. Estimates are free.
Most Gelco crown repairs we complete in a single visit of 3-4 hours, including setup and cleanup. Full replacements sometimes require a return trip if we need to let the concrete cure before applying the final seal, but we’ll tell you that upfront. Our technicians are background-checked, uniformed, and carry the materials on the truck.
Yes - we stock Gelco-compatible crown mix, bonding agents, and forming materials on every service truck, along with parts for DuraFlex and HeatShield systems. Hearthstone Chimney Co. is an independent service provider, not affiliated with Gelco, but we’ve been working with their materials long enough to know what works and what doesn’t in Chesapeake’s weather. If the chimney’s right, you won’t hear from me until next season. That’s the point.
